Dubai’s hottest months put extra pressure on air-conditioning, water systems and electrical equipment. A short maintenance check before peak summer can prevent small leaks, blocked drains and overloaded fittings from becoming urgent problems when contractors are busiest.
Check cooling before you need maximum output
Run each AC zone and compare the airflow and temperature. Listen for new vibration, rattling or repeated shutdown. Look for water around indoor units and inspect accessible filters. Weak cooling does not automatically mean refrigerant is needed; airflow, drainage, controls and electrical components can produce similar symptoms.
Book AC repair or preventive maintenance when cooling performance changes. If vents show buildup, the home recently had renovation work or the system has not been inspected for a long period, compare the three AC duct-cleaning packages before selecting the scope.
Inspect visible plumbing connections

Turn the checklist into a priority list
Do not treat every item as equally urgent. Active water escape, electrical overheating signs, repeated breaker trips and AC systems that shut down unexpectedly deserve quicker attention than cosmetic defects. Record lower-priority plaster, paint, wallpaper, tile or joinery issues separately so they can be planned after any underlying technical fault is resolved.
Prepare access before peak-season appointments
For apartments and offices, check whether maintenance teams need registration, service-lift booking or management permission.
